Residential Building FAQ’s

I am planning on erecting my building myself, will this void any warranties?

Absolutely not! Our steel house kits are designed with end-users and first time builders in mind. Unless structural modifications are made or the building materials get damaged by abuse or improper storage all warranties are applicable. We provide complete warranty documents with each of our buildings at the time of delivery. These warranty certificates, along with the erection manual, erection drawings and supporting product documents provide you with the installation and maintenance information to help you ensure your building is erected correctly. Of course our 24/7 technical support line can come in handy from time to time too.

We don’t want or can’t have steel siding on our building, what options are available?

Some areas like HOAs and other building authorities place architectural restrictions to the finish of some building materials. While this restriction rarely applies to roof materials we are ready to provide options to allow some or all of the exterior surfaces to be outfitted with the look you need, including the roof. A lot of times a simple wainscot or vertical color break is all that is needed. When that is not enough we are also capable of engineering your building for wood lap, log or vinyl siding, stucco, masonry and even T1-11 – we’ve seen it all!

We need a construction loan for our steel building home, where do we start?

This is one of those questions that we get a lot and the answer is very simple. Beyond being qualified, lenders that provide this type of financing will need a cost break down of the project, a materials list and building plans that can be appraised. This is where Great Western can help, we will provide you with engineered building drawings for this purpose. It is with these plans that you can get estimates for your foundation and dirt-work, lay out the interior spaces with electrical and plumbing plans, estimate for components like doors, windows, insulation and even drywall. If you are a do-it-yourselfer you can account for your (free) labor too. These building drawings will also help you get price estimates from engineers and architects if you choose to use their services and of course contractors.

We need to keep the project costs down, what does Great Western recommend?

Well building a steel building with Great Western is a great first step, we provide the highest quality buildings at terrifically low prices. The quickest way to increase the cost of the building is to add complex design features like hipped dormers or multiple level roofs and extensive overhangs. While we are more than capable of providing these features, staying within the confines of pre-engineered design saves engineering/detailing time and erection time in the field. A building that goes up quick, goes up economically. Another best practice is to provide your architect (if you are using one) with the steel building plans and not the other way around. Asking your architect to work within the structural system can save thousands.
